Yanik assisted the planners and developers of the Northwest Professional Center with cost analysis and support during tenant negotiations, assessment of site development options, and other key elements of the initial planning and construction phases. As the project construction manager, Yanik established and maintained agreed schedules, and delivered the project in well below the original budget.
Yanik worked with the developer, Synergy Development of St. Cloud, to determine alternative uses for the site, and optimal floor area coverage. This project was in design development during the first quarter of 2005. Construction began in May 2005, and was completed and occupied on June 1, 2006.
The program developed with Synergy Development Group included the adult and pediatric urology private medical practice and Plaza Park Bank as partners and tenants. Yanik was invited to participate in the program to provide construction management services, and general project development support. The Yanik team worked with the development group to ensure that costs were controlled and schedules were met. The entire project was lump sum constructed for less than the original GMP.
